Terms of Service

These Terms govern your use of StabilizedNYC ("the Service"), which is operated and published by Hakko Labs LLC ("we", "us", or "our"). By using the Service, you agree to these Terms. If you don't, please don't use it.

This is a v0 of our Terms. Material changes will be flagged with a new "Last updated" date at the top of this page.

1. What the Service is

StabilizedNYC summarizes information about New York City buildings drawn from publicly available city, state, and third-party datasets. The Service helps tenants ask better questions about their rent-stabilization status. It does not establish whether any specific apartment is or is not rent-stabilized.

2. Not legal advice; no attorney-client relationship

The Service is informational only. Nothing on the Service is legal advice. Using the Service does not create an attorney-client relationship.

For your apartment's actual stabilization status and your rights under New York law, you must consult your DHCR rent history (which only you, the tenant, can request) and, where appropriate, an attorney.

3. Eligibility

You must be at least 18 years old to use the Service.

4. AS IS; no warranty

The Service and all data, content, and outputs are provided "AS IS" and "AS AVAILABLE." We make no warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, completeness, timeliness, or non-infringement.

Public records used by the Service may be wrong, stale, or out of date. Third-party datasets (including DHCR-derived data scraped from DOF tax bills) may differ from official records. The presence or absence of any building from a dataset is not a statement about your individual unit.

5. Limitation of liability

To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of rent, savings, claims, or opportunity, arising from your use of the Service. Our total aggregate liability for any claim arising out of the Service is limited to one hundred US dollars ($100).

6. You are responsible for your decisions

You are solely responsible for decisions you make about your tenancy, including whether to sign or renew a lease, whether to pursue or forgo a rent-overcharge claim, and whether to retain counsel. Statutes of limitations on rent claims can run; we are not responsible for missed deadlines.

7. Referrals to outside services

The Service refers users to outside services — including NYC's Mayor's Public Engagement Unit (PEU), DHCR/HCR, Housing Court Answers, Met Council on Housing, and JustFix — for help with rent histories, legal questions, and overcharge claims. We don't operate, control, or represent those services, and we don't file anything on your behalf.

8. Third-party links, sponsored placements, and advertising

The Service links to third parties, including attorneys, housing organizations, and tools operated by others. We don't endorse, verify, or control any third party. When a link or recommendation is paid for by the third party (a "Sponsored" placement), we will label it as such.

The Service may also display advertising through third-party advertising networks such as Google AdSense. We do not select the specific ads that appear, and the appearance of an ad is not an endorsement of any advertiser, product, or service. Ad networks may use cookies and device identifiers as described in our Privacy Policy.

You agree to indemnify and hold harmless Hakko Labs LLC, its members, officers, employees, contributors, and affiliates from any claim, demand, or damages, including reasonable attorneys' fees, arising out of (a) your use of the Service, (b) your violation of these Terms, or (c) your violation of any right of a third party.

11. Governing law and venue

These Terms are governed by the laws of the State of New York, without regard to its conflict-of-laws principles. Disputes shall be resolved exclusively in the state and federal courts located in New York County, New York.

12. Changes

We may update these Terms. Material changes will be flagged with a new "Last updated" date at the top of this page. Continued use after a change constitutes acceptance.
